ABOUT THE SERVICE
Reconstruction is the phase that puts a room back after the wet or contaminated materials came out. Mold Pro Solutions, an IICRC-certified mold remediation company serving Montgomery County, MD, repairs or replaces drywall and plaster, ceilings, insulation, baseboards, molding and trim, flooring, tile and grout, showers and complete bathrooms, non-structural framing and wood, and the siding, door trim and other exterior components water damaged on its way in. The focus is restoration-related reconstruction: bringing damaged spaces back to their intended condition after mold remediation, water damage or other property damage. Standalone repair and reconstruction projects are considered depending on the scope; kitchen and bathroom remodeling for its own sake is a different trade and we say so.
Most homeowners discover the gap after the remediation crew leaves: the walls are open, the air is clean, and nobody has a drywall contractor who will come for forty square feet, a painter who will match one ceiling, or a tile setter who will rebuild a single shower wall. Doing the rebuild in the same scope solves that and two other things. The sequence stays right, because the drying readings and the post-remediation verification happen before anyone closes a wall, not after. And the paperwork stays whole: one estimate in the line-item format adjusters expect, one claim, one project manager from the day the damage was assessed to the final walkthrough. Our Bethesda master bathroom project went from mold-covered walls to a finished bathroom that way, and the Gaithersburg kitchen from a dishwasher leak behind the cabinets to a rebuilt kitchen.
Three rules we keep. Nothing is closed up wet: framing goes back under finishes only when it is below the dry standard on the moisture meter and the remediation has been verified. Licensed trades do licensed work: electrical, plumbing and anything structural are performed by properly licensed professionals we coordinate, with the county permits and inspections the work requires. And the finishes are matched honestly: a patched ceiling is painted corner to corner, a flooring run is replaced to a natural break, tile is matched or the wall is redone, because a visible repair line is a failed repair.
| Metric | Data |
|---|---|
| Drywall after a flooded basement | Flood cut: the lowest 12–24 inches removed and replaced, insulation behind it too |
| Framing before it is closed | Below 19% wood moisture content; verified on the meter, logged in the file |
| Small repairs (patches, one ceiling, paint, trim) | 1–3 days |
| Room or finished-basement rebuild | 1–2 weeks, longer with flooring and trim lead times |
| Shower or bathroom reconstruction | 1–3 weeks, tile and fixture availability permitting |
| Permits and inspections | Pulled where the county requires them; licensed trades for electrical, plumbing and structural work |
| Estimate | Written and itemized by room, in the line-item format insurance adjusters use |
OUR PROCESS
Six steps in a fixed order. The order is the point: dry and clean first, verify, then build. Photos from the Bethesda bathroom, the Gaithersburg kitchen and a Potomac basement.
1. Assessment & Scope
Moisture mapping, thermal imaging and inspection openings establish how far the water went, which materials can be dried and which must come out. You receive one written, itemized scope that covers the remediation or dry-out and the rebuild, room by room.
2. Dry Out or Remediate First
Water is extracted and the structure dried, or the mold is removed under negative-pressure containment per IICRC S520. No finish goes on until the cause of the damage is corrected; a rebuild over a wet wall is a rebuild you pay for twice.
3. Controlled Demolition & Removal
Damaged drywall, plaster, insulation, flooring, tile and backer board, cabinetry and trim are removed to clean, sound material, bagged and documented for the insurance file. Flood cuts follow the moisture line, not the stain line.
4. Verify Before Closing
Framing is read with the moisture meter and logged, treated surfaces are inspected, and independent post-remediation air sampling is done when it was ordered. Only then does the wall get closed; the readings go into your file.
5. Framing, Insulation, Drywall & Finishes
Non-structural framing and wood repairs, new insulation, drywall or plaster hung, taped and finished, ceilings replaced, then flooring, tile and grout, cabinetry, baseboards and trim. Licensed trades handle electrical, plumbing and structural items, with permits where required.
6. Paint, Walkthrough & Documentation
Primer and paint corner to corner, finish carpentry, fixtures reinstalled, the space cleaned and walked through with you. You receive the before-and-after photos, the moisture log and the itemized scope, the record a buyer, an insurer or your own next contractor will ask for.
SAVE IT OR REBUILD IT?
The answer depends on the material, the water and the time it stayed wet. These are the calls we make on every project, and the rules behind them:
Saved when the water was clean, the panel dried within a day or two and the readings came back to normal. Replaced when it is soft, bowed, stained through, has mold on the paper, or had insulation behind it that got wet; after a flooded basement that means a flood cut of the lowest 12 to 24 inches. Our guide to mold after water damage covers the first 48 hours.
A ceiling that sagged, bubbled or stained from a leak above is cut back to dry, sound board and replaced as a section, then painted edge to edge so the repair disappears. The leak above it (a bathroom, a roof, an attic air handler) is fixed first or the ceiling comes down again.
Wet fiberglass and cellulose do not dry in a wall cavity and are replaced; closed-cell foam that was not contaminated usually stays. New insulation goes in only after the framing has been read dry.
Solid hardwood that cupped can flatten after a controlled drying and be refinished; laminate and engineered boards that swelled are replaced to a natural break; carpet pad that was saturated is replaced; tile over a wet substrate is lifted where the readings say so, as in our Aspen Hill basement, not everywhere.
Mold behind shower tile means the backer board or the waterproofing behind it failed; regrouting hides it for a season. The wet wall is opened, the framing dried and treated, new backer board and waterproofing installed, then tile, fixtures and glass. The Bethesda master bathroom shows the full sequence.
Sound framing is cleaned, dried and treated in place; rotten sill plates, trim, door casings and the siding sections that let the water in are replaced. Structural members are evaluated by the licensed professionals we coordinate, never patched over.

SCOPE & ESTIMATE
Every rebuild is estimated in writing, itemized room by room, after the damage assessment, because the number depends on what came out and what goes back: square feet of drywall and ceiling, insulation, the flooring type, tile and backer board, cabinetry, paint scope, trim profiles to match, permits and licensed trades, and whether the work follows our own remediation or someone else’s. The itemized format is the one insurance adjusters work from, which keeps a covered claim moving. For what the drying phase before the rebuild involves, read our water damage restoration cost guide.

✓ Cabinetry and counters after a leak
✓ Licensed plumbing and electrical coordinated, permits pulled
✓ Siding, door trim and exterior repairs where the water came in
A project estimate is free. When nobody yet knows what is behind the wall, under the floor or above the ceiling, the visit is a diagnostic assessment (moisture mapping, thermal imaging, inspection openings) with a fee that is credited toward the work if you proceed: schedule an assessment. We tell you which one applies when you book.
When the loss is covered, the rebuild is part of the claim; our itemized scope follows the format adjusters use, and our Maryland mold insurance guide explains which causes are covered. If insurance will not pay, explore your payment and financing options.
COMPLETE SOLUTIONS
Reconstruction is the last stage of five: find the moisture, stop the water, remediate the mold, clean the air system, rebuild. These are the stages that come first.
Finds how far the water and the growth went before anything is opened
Extraction and structural drying, the phase that decides what can be saved
IICRC S520 removal under containment, verified before the walls close
Lab-analyzed air samples that document the result before and after the rebuild
SERVICE AREAS
Reconstruction and property repairs throughout Montgomery County, MD, for homes and commercial properties, usually as the final stage of our own remediation or water-damage projects. Written, itemized estimate after the assessment.
FAQ
Not with Mold Pro Solutions. The rebuild is quoted in the same written scope as the remediation or the dry-out, done by the same project team, and billed under the same claim when the loss is covered. That removes the usual gap after the remediation crew leaves, when the walls are open and no general contractor wants a small repair, and it keeps the sequence right: nothing is closed until the moisture readings and the verification say so. Licensed electrical, plumbing and structural work is performed by properly licensed professionals we coordinate.
Saved only when the water was clean, the drywall dried within the first day or two and the readings returned to normal. Drywall that stayed wet longer, got dirty water, is soft, bowed or stained through, has mold on the paper, or had insulation behind it that got wet is replaced; after a flooded basement that means a flood cut of the lowest 12 to 24 inches, because the paper facing and the insulation hold water long after the surface feels dry. Painting over a water stain without checking what is behind it is how the same ceiling comes down twice.
Moisture readings along the base of the wall and around the stain, thermal imaging that shows the cooler wet area, bubbling or peeling paint, soft spots, a musty smell that stays after the surface dries, and, when needed, a small inspection opening at the lowest point. Mold behind drywall shows as a smell before it shows as a stain; our guide to how to tell if you have mold in your house lists the other signs. We open only where the readings say so, and we photograph what we find for the file.
Mold Pro Solutions estimates every rebuild in writing, itemized room by room, after the damage assessment. What moves the number: the square feet of drywall and ceiling replaced, insulation, the flooring type, tile and backer board, cabinetry, the paint scope, trim profiles to match, permits and licensed trades, and whether the rebuild follows our own remediation or someone else’s. A ceiling section and a coat of paint is a small job; a finished basement with a flood cut on every wall, new flooring and trim is a project. The online national averages mix both and tell you nothing about your room; the written scope does.
When the loss itself is covered, a burst pipe, a failed water heater, an appliance hose, a storm opening in the roof, the rebuild of what the water damaged is part of the claim, including access damage such as the wall that had to be opened. Gradual leaks, seepage, long-term humidity and neglect are excluded, and so is the rebuild that follows them. Our itemized scope uses the line-item format adjusters work from and separates the covered and uncovered parts when both exist; our Maryland mold insurance guide explains the rules in detail.
A small clean-water leak caught the same day, on a hard surface or a single section of drywall you can dry and repaint, is a reasonable weekend job. Beyond that, when the water reached insulation, carpet pad or more than one room, came from a drain or outdoors, or stood for more than a day, the drying has to be measured, the damaged porous materials removed, and any growth remediated under containment before the finishes go back; closing a wall over a wet cavity is the most expensive mistake in this trade. Do the parts you can see; let the parts you cannot see be measured first.
Mold behind tile means the backer board or the waterproofing behind it has failed and the wall cavity is wet; regrouting, recaulking or spraying the surface hides it for a season. The fix is a rebuild of the wet wall: tile and backer board removed, framing dried and treated, new backer board and a waterproofing membrane installed, then new tile, fixtures and glass. Loose or hollow-sounding tiles, a persistent musty smell, soft or stained drywall on the other side of the wall and a ceiling stain below are the signs; our Bethesda bathroom project shows the full sequence.
Surface mildew on grout and caulk is a cleaning problem and can be scrubbed. Growth that keeps coming back in the same spot, a musty smell when the water runs, tiles that sound hollow or move, or staining on the ceiling below or the wall behind means the growth is inside the wall and every shower feeds it; that shower should be rested until the wall is opened and dried. People with asthma, allergies or weakened immune systems should not use a bathroom with active growth at all. The inspection tells you which case you have in one visit.
Small repairs, a few drywall patches, one ceiling section, trim and paint, take one to three days. A room or a finished basement with full-height drywall, insulation, flooring and trim takes one to two weeks, longer when flooring or trim profiles have to be ordered. A shower or bathroom reconstruction takes one to three weeks depending on tile and fixture availability and the licensed trades involved. County inspections, where the work requires a permit, add their own scheduling. You receive a project-specific schedule with the scope, and the rebuild starts only when the drying and the verification are done.
Yes, depending on the scope. Standalone repairs of water-damaged materials, a ceiling after a leak, drywall and paint after a plumbing repair, a shower wall, flooring, siding and door trim that water damaged, are the kind of property repairs we take on; general kitchen and bathroom remodeling for its own sake is a different trade and we will tell you so. Send photos with the request and we will say quickly whether it is ours.
Matched where matching is possible, and finished to a natural break where it is not. A patched ceiling or wall is primed and painted corner to corner rather than spot-painted; flooring is replaced to a doorway or a room edge so there is no visible seam in the middle of a run; trim profiles are matched or the full wall of trim replaced; tile is matched when the line still exists and the wall redone when it does not. You see the samples before anything is installed, and a visible repair line counts as a failed repair on our side.
A project estimate is free: when the damage is open and visible, a ceiling that came down, walls already cut by the remediation, a shower that has to be rebuilt, we measure it and give you a written, itemized price. A diagnostic assessment is different: when nobody yet knows what is behind the wall, under the floor or above the ceiling, the visit maps the moisture, images the walls and opens what has to be opened before a scope can exist; it carries a fee that is credited toward the work if you proceed. We tell you which one applies when you book.
Exactly that order, and skipping a step is how rebuilds fail. First the water is stopped and the structure dried, with the readings logged. Then any mold is removed under containment and the surfaces cleaned and treated. Then the result is verified: framing below the dry standard on the meter, surfaces inspected, and independent post-remediation air sampling when it was ordered, so the record exists before the wall closes. Only then insulation, drywall, finishes, flooring, tile and paint. On a combined project the air system is cleaned between the remediation and the rebuild, so clean rooms are not re-seeded by the ducts.
It can be fixed, but not with paint alone: a stain bleeds back through ordinary paint, and the drywall behind it may still be wet or growing mold, while a sagging, soft or bubbling ceiling is a section that comes down. The order is always the same: stop the leak above (a bathroom, a roof, an attic air handler, a supply line), dry the cavity and replace wet insulation, read the drywall and the joists on the moisture meter, then replace the damaged section, tape and finish it, prime with a stain-blocking primer and paint the whole ceiling edge to edge so the repair disappears. A light surface stain on hard, dry drywall takes a day or two to dry; a saturated ceiling with wet insulation takes one to three weeks before it can be closed.
Isolate it. Run the shower with the door or curtain fully closed and dry the floor outside: water appearing anyway points to the door seals or the enclosure; water only when the spray hits the walls points to grout, tile or a failed waterproofing layer behind the tile; a stain below the bathroom that grows with every use points to the pan or the drain; water with the shower off points to a supply line, which is a licensed plumber’s job we coordinate. Loose or hollow tiles, a musty smell and soft drywall on the other side of the wall mean the leak has been running for a while and the wall will need to be opened, dried and rebuilt with new backer board and waterproofing; our Bethesda bathroom project shows that sequence.
Mold Pro Solutions is paid by you, or out of your claim proceeds when the loss is covered, against a written, itemized scope in the line-item format adjusters use; we do not require an assignment of benefits, and you should not sign one, or any financing document, under pressure during an emergency. Choosing: ask for IICRC certification, an MHIC license, a written scope that names the materials removed and the moisture readings, insurance documentation, references to projects like yours, and the option of independent verification after a remediation. Be cautious with a company that quotes without measuring, promises a specific insurance outcome, or pushes a contract before the water is stopped. The two projects on this page and the rest of our case studies are the references we show.
