A locally owned, IICRC-certified mold remediation and water damage restoration company serving Potomac, Bethesda, Rockville, and all Montgomery County communities, backed by 15+ years of restoration experience.
OUR STORY
Mold Pro Solutions was founded in 2021 after our founder — more than 15 years into a restoration career — saw something too many homeowners in the Washington, D.C. metro area were experiencing: uncertainty, frustration, and repeat mold problems despite paying for “professional” remediation. Time and again, families were left with incomplete inspections, estimates driven more by fear than facts, and treatments that never addressed the real issue — the underlying moisture source. Without solving that root cause, the problem almost always returned.
We set out to build a different kind of company grounded in a simple principle: when homeowners understand what’s really happening in their home, they can make confident, informed decisions. That means clear, science-based inspections, transparent pricing, and remediation strategies focused on fixing the source of the problem, not just the visible symptoms. We chose to base our work in Montgomery County because it’s our home, too, and we understand the unique challenges created by our aging housing stock and the humid climate of the Potomac River watershed.
Fifteen years and more than 500 homes served later, we are proud to be the trusted choice for homeowners across Potomac, Bethesda, Rockville, Silver Spring, and surrounding communities. Every project still starts the same way: with a thorough inspection, an honest conversation, and a clear path forward. We continue to earn that trust one home at a time, backing every remediation with our industry-leading 2-year warranty, because peace of mind should last long after the work is done.

OUR APPROACH
Most mold companies treat the symptom — visible mold — and leave the root cause untouched. Our approach addresses both, which is why we can offer a 2-year warranty with confidence.
We use FLIR thermal imaging cameras, professional-grade pin and pinless moisture meters, and borescope cameras to assess moisture intrusion sources without unnecessary demolition. Every recommendation is based on data, not guesswork.
All air and surface samples are analyzed by American Industrial Hygiene Association accredited laboratories. You receive a detailed lab report identifying exact mold species and spore concentration levels — the same standard used in commercial building assessments.
Every remediation follows the IICRC S520 Standard and Reference Guide for Professional Mold Remediation — the industry’s definitive protocol. Full containment, HEPA air filtration, antimicrobial treatment, and post-remediation clearance testing are standard, not optional.
We don’t just remove mold — we identify and resolve the moisture source that caused it. Whether it’s a failed waterproofing membrane, condensate line clog, negative-grade landscaping, or plumbing leak, we document the root cause and either fix it or provide specific recommendations.
After remediation, we conduct independent clearance testing to verify that mold levels have returned to normal background levels. You receive a written clearance report — documentation that protects you during home sales, insurance claims, and peace of mind.
CERTIFICATIONS & CREDENTIALS
Our certifications aren’t just badges on a website — they represent thousands of hours of training, ongoing continuing education, and adherence to the strictest industry standards.
The Institute of Inspection, Cleaning and Restoration Certification is the international gold standard for mold remediation professionals. IICRC-certified firms must employ certified technicians, follow documented standards, and maintain continuing education requirements. Mold Pro has maintained IICRC certification continuously since founding.
Fully licensed by the State of Maryland for mold inspection, testing, and remediation services. Maryland requires specific licensing for mold assessment and remediation — hiring an unlicensed company can void your insurance coverage and create legal liability.
Certified under EPA’s Renovation, Repair, and Painting (RRP) rule to work safely in homes built before 1978. This certification is critical in Montgomery County, where many homes in Bethesda, Potomac, and Rockville predate lead paint regulations.
Better Business Bureau A+ rating reflecting our consistent record of ethical business practices, transparent pricing, responsive customer service, and effective dispute resolution.
We carry comprehensive general liability insurance ($1M per occurrence / $2M aggregate) and professional liability (errors & omissions) insurance. Certificates of insurance are available upon request and frequently required by property managers and HOAs.
All mold samples are analyzed exclusively by American Industrial Hygiene Association (AIHA) accredited laboratories — the highest accreditation standard for environmental testing labs. Our lab reports are accepted by insurance companies, real estate attorneys, and property management firms.
LOCAL EXPERTISE
Mold remediation is not a one-size-fits-all service. The type of foundation, the age of the waterproofing, the proximity to waterways, and the specific drainage patterns around a home all determine how mold establishes and how it must be remediated. These factors vary dramatically from neighborhood to neighborhood.
A 1930s stone foundation home in Luxmanor requires a completely different remediation approach than a 2005 townhome in King Farm. A home in Brookmont’s Zone AE floodplain faces fundamentally different moisture dynamics than a hilltop estate in Saddle Ridge.
Because we work exclusively in Montgomery County, we’ve developed deep knowledge of the specific mold patterns, construction methods, flood risks, and moisture challenges that affect homes in each community we serve. National franchise companies rotating technicians from Virginia or Pennsylvania simply don’t have this granular local knowledge.

Yes, we offer flexible financing options for larger remediation projects. We understand that unexpected mold remediation is not a planned expense for most homeowners. Our financing options allow you to address the problem immediately — which is critical because mold damage worsens with time — and pay over a manageable timeline.
Three key differences: (1) We are locally owned and operated in Montgomery County — not a franchise with rotating technicians from other markets. (2) We specialize exclusively in mold and water damage — not general restoration, fire damage, or biohazard cleanup. This specialization means deeper expertise. (3) Our 2-year warranty is the strongest in the Montgomery County market — most competitors offer 1 year or no warranty at all.
The sooner you act, the less damage occurs. Schedule your professional mold inspection today, same-day appointments available throughout Montgomery County.
