Basement Mold Remediation in Aspen Hill, Rockville, MD

A finished basement in the Aspen Hill area of Rockville showed mold on the painted block foundation wall, in the utility/HVAC room and on a bathroom ceiling, with moisture trapped in parts of the slab. Here is how Mold Pro Solutions remediated it: a sealed containment corridor to the front door, selective demolition, masonry and framing cleaning, HVAC system remediation and moisture-mapped drying.

The Scenario

A homeowner in the Aspen Hill area of Rockville, MD called Mold Pro Solutions about a finished basement that smelled musty and showed dark staining along the painted concrete-block foundation wall, around the electrical panel in the utility/HVAC room and on a bathroom ceiling. Our guide to what a musty basement odor usually means explains why that smell is worth a moisture investigation rather than another coat of paint.

The inspection found suspected microbial growth concentrated on the lower sections and corners of the block wall, affected drywall in the utility room and on the bathroom ceiling, and elevated moisture in parts of the slab rather than across the whole floor. That is why the drying plan was built from moisture-meter readings and a moisture map instead of treating the entire basement the same way. Upholstered furniture stored in the affected rooms had been colonized as well.

Contributing Factors

Chronic basement moisture — staining and growth concentrated low on the block wall and in the corners
Localized slab moisture — elevated readings in parts of the floor, mapped before drying
Elevated basement humidity around the utility/HVAC room and bathroom
Porous materials in contact with moisture — drywall, insulation and upholstery over an extended period

Initial Findings

Visible
Suspected growth on the block
foundation wall (lower sections & corners)
Localized
Elevated moisture in parts
of the slab (moisture-mapped)
4 Areas
Utility/HVAC room, bathroom ceiling,
foundation wall, basement bedroom
Suspected mold growth and staining concentrated at the lower corner of a concrete block foundation wall
Foundation wall — growth and moisture staining concentrated at the lower wall and corner
Technician logging humidity and temperature in the basement during drying
Humidity logging — readings guided where the drying equipment went and when it came out
Vinyl plank flooring lifted where slab moisture readings were elevated
Localized slab moisture — flooring lifted only where readings were elevated
Basement air handler cabinet opened for HVAC system remediation
HVAC system — the basement air handler was isolated during work, then remediated

Scope of Work Performed

All work followed the ANSI/IICRC S520 Standard for Professional Mold Remediation, the same protocol behind every mold remediation service we perform, with photos and moisture readings documented at each phase.

1
Assessment
Inspection & Moisture Mapping
Visual inspection of the basement, utility/HVAC room, bathroom and bedroom; moisture readings on the slab, bottom plates, framing, drywall and foundation walls to map where moisture actually was.
2
Preparation
Contents & Work-Area Protection
Contents moved out of the work areas; porous items with visible growth (upholstered furniture) evaluated and removed with the homeowner's authorization; remaining finishes covered.
3
Engineering Controls
Containment & Corridor to the Front Door
6-mil poly containment with zippered access around the work areas, plus a sealed containment corridor from the basement to the front exterior door so debris never crossed the living areas.
4
Air Quality
HVAC Isolation, Negative Air & HEPA Filtration
Supply and return openings sealed; three HEPA air scrubbers kept the work zones under negative pressure throughout demolition, cleaning and drying.
5
Removal
Selective Demolition
Affected drywall removed in the utility/HVAC room (≈100 sq ft) and on the bathroom ceiling (≈60 sq ft), cuts extended to clean, dry material; wet or contaminated insulation and porous materials removed and bagged inside containment.
6
Treatment
Framing, Subfloor & Block-Wall Remediation
Exposed studs, plates, joists and the underside of the subfloor HEPA-vacuumed and mechanically cleaned; ≈200 sq ft of painted block foundation wall wire-brushed including mortar joints and penetrations; EPA-registered antimicrobial applied only after physical removal.
7
HVAC
Basement HVAC System Remediation
The basement air handler and accessible ductwork cleaned and treated so the system would not re-seed the basement after remediation.
8
Moisture Control
Floor Cleaning & Targeted Drying
Floor areas with elevated readings cleaned and dried with three commercial dehumidifiers positioned by the moisture map, re-checked until readings matched unaffected reference materials.
9
Completion
Final HEPA Cleaning & Inspection
Detailed HEPA cleaning of framing, cavities, barriers and floors; post-drying moisture evaluation and final visual inspection; work areas left open and clean for independent evaluation and the separately quoted reconstruction.
Sealed poly containment corridor running from the basement to the front door
Step 3 — Containment corridor — a sealed poly corridor from the basement to the front door kept debris out of the living areas
Basement ceiling drywall removed exposing joists and the subfloor above
Step 5 — Ceiling removed — joists and the subfloor above exposed for inspection and cleaning

Results

Before Remediation
Mold and staining on the block wall, utility room drywall and bathroom ceiling

After Remediation
Affected drywall, insulation and contents removed under containment
Framing, subfloor underside and block wall physically cleaned and treated
Slab dried to target readings, humidity controlled during the work
Work areas left clean and open for reconstruction and independent evaluation
"Our mission is simple: remove the mold, solve the moisture problem, and give homeowners peace of mind."

Key Takeaways

Physical removal, not spray-and-cover
Block wall, framing and subfloor were HEPA-vacuumed and mechanically cleaned before any product touched them. Fogging or coating over visible growth is not remediation.
A containment corridor protects the rest of the house
The sealed poly corridor to the front door meant bagged drywall, insulation and contents never crossed a finished room.
Moisture mapping avoids tearing out a whole floor
Readings showed moisture in parts of the slab, not everywhere, so flooring was lifted and dried only where it was wet.
Porous contents do not always survive
Upholstered furniture with growth in the fabric and cushioning was evaluated separately and removed with the homeowner's authorization — the honest call, not the cheap one.
The moisture source must be fixed before rebuilding
No single source was confirmed, so the homeowner was advised to correct exterior drainage and gutters, any active plumbing or foundation water entry, and HVAC condensate drainage before reconstruction. Our Montgomery County basement guide lists the same checks. Can a leaking foundation wall be fixed from the inside? Crack injection and an interior drain manage the water once it is in; stopping it means correcting the path outside first, downspouts and grading, then exterior waterproofing when it persists.
Documented for the next step
Photos, moisture readings and the itemized scope were handed over for the reconstruction estimate and the homeowner's records.

Frequently Asked Questions

Five days on site, including three days of HEPA air scrubbers and commercial dehumidifiers after the demolition and cleaning. Reconstruction of the removed drywall and flooring is a separate phase that starts once the moisture source has been corrected.

Paint seals growth and moisture into the masonry and the problem returns through the coating. The wall was HEPA-vacuumed and wire-brushed, including the mortar joints and the wall-to-floor line, then treated only after the physical cleaning.

No. Moisture readings showed elevated moisture in parts of the slab, not across the whole floor, so flooring was lifted and dried only where the readings were high and re-checked before the equipment left.

Hard, non-porous items can be HEPA-vacuumed and damp-wiped. Upholstered furniture with growth in the fabric or cushioning usually cannot be reliably cleaned; it is evaluated separately and removed only with the homeowner's authorization.

Any active plumbing or foundation water entry, exterior drainage and gutters, and HVAC condensate drainage. Remediation removes the mold and dries the structure; it is not waterproofing, and the source has to be corrected before new drywall goes up.
