ABOUT THE SERVICE
Air duct cleaning is the mechanical cleaning of a forced-air heating and cooling system: the supply and return ductwork, the main trunk lines, the registers and grilles, and the accessible surfaces of the air handler and furnace. Mold Pro Solutions, an IICRC-certified mold remediation company serving Montgomery County, MD, does it the way a remediation company does: the ducts are opened and brushed, the loosened dust, debris and contamination is drawn to a HEPA-filtered collector under negative pressure instead of being blown into the rooms, and every component is photographed before and after. Where the inspection finds microbial growth, the cleaned surfaces are treated with an EPA-registered antimicrobial applied according to its label. Where it does not, they are not: a chemical without a reason is not cleaning. The room-by-room side of a mold problem is described on our mold remediation page.
The question we hear most is whether running the air conditioning prevents mold. In Montgomery County it does, as long as the system is clean: from June to September outdoor dew points sit in the upper 60s and low 70s °F, and a running AC is the main thing holding indoor humidity under the 60% line where mold stops growing. Switch it off for a vacation week in July and a closed house can pass 70% within a day or two. The reverse is also true: a system with growth on the coil, in the condensate pan or inside the supply boots pushes spores into every room each cycle, which is why homes in Germantown and Gaithersburg keep smelling musty after the rooms have been cleaned. If the smell arrives with the air flow, read our guide to what mold smells like.
The Environmental Protection Agency does not recommend duct cleaning as routine maintenance, and neither do we. The EPA does say to have ducts cleaned when there is visible mold growth inside hard-surface ducts or on other components of the system, when ducts are infested with vermin, or when they are clogged with enough dust and debris to release it into the rooms. We add three Montgomery County situations: after a mold remediation or a water-damage dry-out anywhere in the house, after a renovation that filled the system with drywall dust, and in a home where someone’s symptoms follow the thermostat. See a whole system done in one day in our Germantown HVAC and air duct project, and a finished basement remediated together with its ductwork in our Potomac basement and HVAC project.

OUR PROCESS
Every system is cleaned in the same sequence, from a single-zone townhouse to a two-system colonial. Cleaning comes first at every step; treatment comes last, and only when the inspection has justified it.
1. Inspection & Documentation
The system is inspected first: registers come off room by room, the coil, pan and blower compartment are checked, humidity and moisture are logged, and every finding is photographed. You receive a written scope and estimate, and we tell you plainly when cleaning is not justified. A full mold inspection of the house is available when the ducts are not the only question.
2. Access & Protection
Every supply register and return grille is removed and set aside for cleaning. Floors and furniture under the openings are covered, and the openings not being worked on are sealed so loosened debris cannot blow into living areas.
3. Trunk Line Cleaning
The main supply and return trunks are opened and mechanically brushed while a HEPA-filtered vacuum keeps the duct under negative pressure, so the dust and debris travel to the collector instead of deeper into the runs.
4. Every Supply and Return Run
Each accessible branch, including the flexible runs, is brushed and vacuumed from the register back toward the trunk, and the registers and grilles are cleaned before they go back. No branch is skipped: one dirty run re-seeds the rest of the system within weeks.
5. Air Handler & Furnace Surfaces
The air handler is the wet side of the system. The accessible surfaces of the furnace cabinet, the blower area, the evaporator coil and the condensate pan are cleaned of residue, because residue left there re-seeds the clean ducts on the first cycle. Mechanical HVAC repairs and equipment servicing are referred to licensed HVAC professionals. On a Gaithersburg job with two HVAC systems, both air handlers were cleaned and the drain pans and condensate lines flushed as part of the mold remediation.
6. Final HEPA Cleaning, Treatment Where Justified, Restart
Registers are refitted, the work areas are HEPA-vacuumed and the system is restarted the same day. Where the inspection documented microbial growth, the cleaned surfaces receive an EPA-registered antimicrobial applied according to its label, dwell time and ventilation requirements; a system that only had dust gets no chemical at all. You receive the before-and-after photos of every component.
DO YOU NEED DUCT CLEANING?
Dust in a duct is normal; mold is not, and a clogged system is a third case. These are the signs that point at the system rather than at a room, and the one situation where we will tell you the work is not justified:
If the odor is strongest in the first minutes after the furnace or AC starts and fades afterwards, the source is in the system, not the room. Our guide to what mold smells like explains how to tell the two apart.
Dark fuzzy spots on the inside of a supply boot, on the evaporator coil fins or around the condensate pan are growth, not dust. This is the mold case: the EPA’s guidance is to have the system cleaned, and it is the one case where treatment after cleaning is justified.
Visible discharge from the registers when the blower starts, or dark streaking on the ceiling and walls around supply vents, means the ducts are carrying what the filter should have caught. This is the dust case: mechanical cleaning, no chemicals.
Allergy-type symptoms that flare when the system runs and ease outdoors or away from home point at the air path. Duct cleaning together with air quality testing documents the before and the after, zone by zone.
A room remediation that leaves the ducts untouched can be undone by the system; a dry-out or a renovation fills the ducts with what was in the air. We schedule the duct work right after the room work, as on our Potomac basement project where the ductwork was part of the scope.
No visible growth, no smell tied to the system, no water event, no renovation and no dust discharge: the EPA says routine duct cleaning has not been shown to prevent health problems, and we say so during the inspection. In that case a better filter, a clear condensate line and humidity under 60% are the right spend. Our guide to what causes mold in a house covers the humidity side.

SCOPE & ESTIMATE
Every system is quoted after an inspection, in writing, because no two systems have the same number of runs, the same length of trunk or the same condition. Flat per-vent prices advertised around the county usually cover a vacuum at the register; a whole-system cleaning with the trunk opened, HEPA negative pressure and the air-handler surfaces is a different scope, and a system with microbial growth is a third. Whether insurance applies depends on the cause: our Maryland mold insurance guide explains the rules.
Dust & Debris
Clogged system, after a renovation, never cleaned
✓ System inspection and written scope
✓ Main trunk brushed and vacuumed under negative pressure
✓ Every accessible supply and return run
✓ Registers, grilles and accessible air-handler surfaces cleaned
✓ Before-and-after photos, no chemicals
Growth Found
Visible growth, musty start-up smell, wet system
✓ Everything in Duct & Vent Cleaning
✓ Microbial assessment of the coil, pan and air handler
✓ Sealed openings and HEPA containment at the work points
✓ EPA-registered antimicrobial applied per label where justified
✓ Air quality testing available after the work
One Scope
When rooms, a basement or a water loss need work too
✓ Scheduled after the room work so clean ducts stay clean
✓ One containment plan, one written scope
✓ Insurance documentation for the whole loss
✓ Multiple air handlers and light commercial systems
✓ Dedicated project manager
What moves the estimate: the number of air handlers, the length of the trunk lines and the number of runs, flexible versus rigid duct, how much residue is on the coil and in the pan, attic or crawl-space access, and whether the cleaning follows a remediation.
A project estimate is free. A diagnostic assessment, when the system has to be opened, tested and mapped for growth before a scope can be written, carries a fee that is credited toward the work if you proceed; we tell you which one applies when you book.
Mechanical HVAC repairs and equipment servicing are performed by licensed HVAC professionals; we clean, document and coordinate. If insurance won’t cover the work (it rarely covers gradual duct contamination), explore your payment and financing options.

FAQ
Running the air conditioning helps prevent mold because it removes moisture: in a Montgomery County summer the AC is what keeps indoor humidity under 60%, the level below which mold stops growing. Turning it off does not create mold by itself, but in a closed house humidity can pass 70% within a day or two of July weather, and growth can start within 24–48 hours on any damp surface. The AC only helps if the system is clean. A coil, pan or duct that already carries growth spreads spores every cycle, so the answer is to run it, keep the filter fresh, and have a contaminated system cleaned rather than switched off.
Some growth on the evaporator coil or in the condensate pan is common in a humid climate like ours, because that is where the system condenses water out of the air; widespread growth inside the ductwork is less common and usually follows a water event, a clogged condensate line or long-term humidity above 60%. The signs: a musty smell that arrives with the air flow and fades, dark fuzzy spots inside the supply boots or on the coil fins, dark streaking around the registers, and symptoms that follow the thermostat. The inspection confirms it by opening the registers and the air handler, and air sampling compares each room against the outdoor baseline.
Most systems can be cleaned. Sheet-metal trunks and branches, the furnace cabinet, the blower area and the evaporator coil are non-porous and are brushed, vacuumed and cleaned in place. Flexible duct with growth on the inner liner, and fiberglass duct board or internal duct insulation that has been wet, are porous and are replaced, because the growth sits inside the material. We tell you which runs fall in which category after the inspection, and the written scope lists any replacement separately.
Removal does most of the work: mechanical brushing with the loosened material captured by a HEPA-filtered vacuum under negative pressure, then cleaning of the air handler surfaces where the moisture is. Only when the inspection has documented microbial growth do we add an EPA-registered antimicrobial, applied to the cleaned surfaces according to its label; a system that only had dust gets no chemical. Sprays, vinegar or bleach poured into a register do not reach the trunk, do not remove the material the spores grow on, and can damage the coil. Nothing kills mold permanently, because spores are in all outdoor air, so keeping the system clean afterwards depends on the filter, the condensate drain and indoor humidity.
Mold Pro Solutions quotes every system after an inspection, in writing, because the price depends on the number of air handlers, the length of the trunk lines and the number of runs, flexible versus rigid duct, how much residue is on the coil and in the pan, attic or crawl-space access, and whether microbial growth was found. Flat per-vent prices advertised around the county usually cover a vacuum at the register, not the trunk, the air handler or the documentation. Ask for the scope in writing before comparing numbers; ours lists what is cleaned, what is treated and why.
The EPA does not recommend duct cleaning as routine maintenance and says it has not been shown to prevent health problems in a system that is simply dusty. It does recommend cleaning when there is visible mold growth inside hard-surface ducts or on other system components, when ducts are infested with vermin, or when they are clogged enough to release dust into the rooms. That is the line we use: with visible growth, a smell tied to the system, a water event, a renovation or dust discharge, cleaning is worth it; without those, we recommend a better filter and humidity control instead, and we say so during the inspection.
You can clean what you can reach: wash the register grilles, vacuum the first foot or two inside each supply boot with a HEPA vacuum, replace the filter, and keep the area around the return clean. You cannot reach the trunk lines, the branch runs or the coil, and pushing a brush into a duct without negative pressure sends the loosened material into the next room. If what you see in the boot is growth rather than dust, stop there: disturbing it spreads spores through the system, and the job needs sealed openings and a HEPA collector.
There is no fixed interval. Clean the system when there is a reason: visible growth or debris at the registers, a musty smell on start-up, dust discharge after a filter change, a water event that reached the ductwork, a renovation that filled the ducts with drywall dust, or right after a mold remediation elsewhere in the house. Between those, a filter changed every 90 days (MERV 11 or higher if the system allows it), a clear condensate drain and indoor humidity under 60% keep a clean system clean for years. Our guide to dehumidifiers and mold covers the humidity side.
Yes, most households stay home. The system is off for the day, the openings being worked on are the only ones open, debris goes to a HEPA-filtered collector rather than into the rooms, and the areas under the registers are covered and HEPA-vacuumed afterwards. The whole-house job in Germantown ran from the first register to the final restart in one day. Expect noise from the vacuum and the brushing, and plan to keep children and pets out of the rooms being worked on. When a treatment was justified, a faint product smell clears with the ventilation period the label requires.
No. Cleaning is mechanical: brushing, HEPA vacuuming under negative pressure and wiping of the accessible air-handler surfaces. An EPA-registered antimicrobial is used only when the inspection has documented microbial growth, and then on cleaned surfaces, according to the product label, its dwell time and its ventilation requirements. Treating a dusty system that has no growth adds a chemical without a benefit, and treating a dirty duct without cleaning it first coats the dirt. Your written scope says whether treatment is part of the job and why.
Usually only when a sudden, covered event caused it: a burst pipe or a failed water heater that flooded the air handler, or storm water that reached the ducts. Growth from a slowly clogging condensate line, long-term humidity or lack of maintenance is treated as a maintenance issue and excluded by most policies. We document the system before and after with photos and moisture readings so you can submit the claim when a covered event applies; our Maryland mold insurance guide explains the rules.
After. The room remediation removes the source and the contaminated materials under containment; the duct work then clears what the system collected while the contamination was active, so clean ducts are not re-seeded by demolition dust and clean rooms are not re-seeded by the ducts. On a combined project we keep the system off and the registers sealed during the room work, clean the system last, and schedule any post-remediation air testing after both are done.
A project estimate is free: when you can point at the problem, a dusty system, dust discharge after a filter change, a cleaning you want after a renovation or a remediation, we look at the system and give you a written price. A diagnostic assessment is different: when the system has to be opened, tested and mapped for suspected growth before anyone can say what the job is, the visit carries a fee, and that fee is credited toward the work if you proceed. We tell you which one applies when you book, so there is no surprise at the door.
The moment you have signs of growth, whatever the month, because the system spreads spores every cycle it runs. If you are choosing the timing, spring before the first long cooling stretch and early fall after the humid season are the easiest: the system can stay off for the day without discomfort, and a spring cleaning removes the winter dust before the coil starts condensing water in June. Montgomery County’s wet season is July to September, when dew points sit in the upper 60s and low 70s °F, and that is when a coil or pan that was already dirty grows fastest.
Mold at a register or inside a vent is the one place where a small amount matters, because the system moves air from that spot into every room each cycle; people with asthma, allergies or weakened immune systems react first, with congestion, coughing or irritated eyes that ease away from home. What to do first: do not scrub or spray it, which sends spores into the airstream; photograph it, note which registers show it and whether the smell comes with start-up, keep the filter fresh, and have the system inspected before it is cleaned. Growth on a removable grille alone can be washed with detergent and water; growth inside the boot, the trunk or on the coil means the system needs whole-system cleaning, with treatment only where the inspection documents microbial growth.

REAL PROJECTS & RESOURCES
A whole-house system photographed component by component, a combined basement-and-ductwork project, and the guide homeowners read when the smell arrives with the air flow.

Dust, debris and residue had built up through the supply boots, the main trunk line and the air handler of a Germantown home. Mold Pro Solutions brushed and cleaned the trunk, cleaned and sanitized the furnace, cleaned every supply vent and fogged the system with an EPA-registered antimicrobial โ a whole-house HVAC remediation completed in a single day.

A finished Potomac basement had water-damaged ceiling drywall with visible growth, mold along the wall bases of closets and corners, spotting on the joists and subfloor above, and an affected duct system. Mold Pro Solutions packed out the contents, remediated it under negative-air containment with a decontamination chamber, cleaned and encapsulated the framing, and cleaned the HVAC ductwork.

A Gaithersburg home had mold on the painted block walls of the basement utility room around the electrical panel, growth on the lower drywall of a basement wall, settled particulates in a second-floor bedroom carpet pad, and two HVAC systems serving it all. Mold Pro Solutions ran three containments, cleaned the masonry and framing, cut the drywall two feet above the damage, replaced the carpet pad and remediated both HVAC systems.
Supply and return ducts, the trunk line, registers and the air handler: our IICRC-certified team cleans whole systems across Montgomery County, MD, usually in a single day, and treats only what the inspection justifies. Written estimate, no obligation.
