What to expect from $1,500 to $10,000+ — and how to evaluate any quote you receive.
Getting a quote for mold remediation can feel like ordering off a menu written in a foreign language. Prices vary wildly, scopes differ, and it’s hard to know whether you’re being quoted a fair deal or being taken advantage of during a stressful moment. This guide breaks down exactly what mold remediation costs in Maryland, what drives that number up or down, and how to evaluate any quote you receive — so you can make a confident decision.
For most residential projects in Maryland, mold remediation costs fall between $1,500 and $10,000. That wide range exists because scope varies dramatically — from a small bathroom ceiling patch to a full basement affected by years of moisture intrusion.
| Project Type | Typical Cost Range | Notes |
|---|---|---|
| Small isolated area (≤ 10 sq ft) | $500 – $1,500 | Surface mold, non-structural |
| Single room (bathroom, laundry room) | $1,500 – $3,500 | May include drywall removal |
| Basement (partial) | $3,000 – $6,000 | Rim joists, sill plates common |
| Full basement or crawlspace | $5,000 – $10,000+ | Structural removal likely |
| Whole-house or attic involvement | $8,000 – $15,000+ | HVAC scope may be separate |
| Real Project | Scope | Timeline |
|---|---|---|
| Potomac basement remediation | 180–220 sq ft | 3 days |
| Bethesda bathroom remediation | 140–180 sq ft | 12 days |
| Gaithersburg kitchen remediation | 90–140 sq ft | 5 days |

For standard remediation of drywall, framing, and similar materials, Montgomery County pricing typically works out to $10–$25 per square foot of affected area. Two situations fall outside that band, in opposite directions:
| Scenario | Effective per-sq-ft cost | Why |
|---|---|---|
| Small isolated areas | Well above $25/sq ft | Containment setup, equipment, and clearance testing create an effective minimum — which is why even a small patch runs $500–$1,500 total |
| Standard remediation | $10–$25 | Typical drywall/framing work at room-to-basement scale |
| Structural or HVAC involvement | $25+ | Demolition, duct cleaning, and reconstruction add scope beyond surface area |
This is why a serious company quotes from an on-site scope — not square footage alone. The project ranges in the table above are the more reliable planning numbers.
Every home is different. Schedule a mold inspection and get a written scope and price based on your actual property — not a generic estimate.
A legitimate, IICRC S520-compliant mold remediation follows a defined process. Any quote that doesn’t address all of these steps should prompt serious questions.
If mold returns in a treated zone within two years of project completion, Mold Pro comes back at no charge. No arguments, no new invoice. It's our commitment to the work we do.
Several variables can push your project toward the higher end of the range. Understanding these helps you evaluate quotes accurately — and take action before small mold issues become large ones.
Mold on tile grout is surface-level. Mold inside drywall cavities, wood framing, or subfloor materials requires removal and replacement — significantly increasing labor and disposal costs.
The longer mold goes undetected, the more it spreads. A leak in 2021 found in 2024 may have converted a $2,000 job into a $7,000 one. Early detection is the best cost-control strategy.
Limited access, high moisture saturation, and structural involvement (rim joists, sill plates, block walls) all drive costs up. Basement projects run 20–40% above same-sized above-grade projects.
If spores have entered your ductwork, duct cleaning or containment may be needed as a separate scope, adding significant cost to the overall project.
The honest answer: it depends — and it hinges on the cause of the mold, not the mold itself. Most homeowner insurance policies will cover mold remediation if it directly resulted from a covered peril that was reported promptly.
Three questions to ask any remediation company before signing anything — these separate professional remediation from mold cleaning dressed up as remediation.
The IICRC S520 standard is the industry baseline for professional mold remediation. If a company doesn't reference it, they may be applying a lighter-touch "mold cleaning" approach rather than true remediation — which may not solve the problem long-term.
Post-remediation clearance testing is what verifies the work actually worked. Some contractors offer this as an add-on — others exclude it entirely. A quote without clearance testing is an incomplete scope.
A reputable company stands behind its work. Ask specifically whether the warranty covers recurrence in the treated zone, what triggers it, and what the claims process looks like. Mold Pro includes a full 2-Year Mold-Free Warranty on every project.
Once clearance testing confirms the remediated area meets safe air quality thresholds, containment is removed and the treated space is ready for reconstruction — new drywall, insulation, paint, and finishes. Mold Pro coordinates with general contractors or can recommend vetted partners.
More importantly, a completed remediation only stays complete if the source of moisture is addressed. Mold doesn’t appear without moisture. If a crawlspace repeatedly floods or a bathroom fan vents into the attic, the underlying condition will eventually produce new growth — regardless of how well the original remediation was done.

Free inspection for Maryland homeowners. We'll assess the scope, explain every line item, and give you a price you can trust.
Sometimes. Coverage depends on the underlying cause. If mold stems from a sudden, covered water event (burst pipe, storm damage) reported promptly, most policies will contribute. Mold from long-term humidity or neglected maintenance is typically excluded. Review your policy and document the moisture source before filing a claim.
DIY removal is possible for small, isolated surface mold under 10 sq ft on non-porous surfaces. For anything involving drywall, wood framing, insulation, or larger areas, professional remediation is strongly recommended. Improper containment during removal can spread spores throughout your home — making the problem significantly worse and more expensive to fix.
Scope and standards. One company may be quoting surface cleaning; another is quoting full IICRC S520-compliant remediation with containment, HEPA air scrubbing, structural removal, antimicrobial treatment, and clearance testing. You're often not comparing the same service. Always ask each company to specify their exact process and what's excluded.
Most residential projects take 1–3 days for the remediation work itself. Larger projects — full basements, attics, or multi-room involvement — may take 4–7 days. Add 1–2 days for clearance testing turnaround from the independent lab before the space is released.
If mold returns in a zone we've remediated within two years of project completion, we return at no charge to assess and re-treat the area. The warranty requires that the original moisture source was identified and addressed — we document this at project close and include it in your warranty paperwork. No fine print, no runaround.
