Framing & Subfloor Cleaning, then Encapsulation
Exposed joists, studs and subfloor HEPA-vacuumed, then detail-cleaned by wire brushing, sanding or damp-wiping with an EPA-registered antimicrobial; once clean and dry, an EPA-registered microbial-resistant encapsulant applied to the remediated wood.

HVAC
Duct & Ventilation Cleaning
Exposed ductwork and ventilation components in the affected zone mechanically cleaned, then sanitized with an antimicrobial agent labeled for HVAC use, so the system would not re-seed the basement.

Completion
Final HEPA Cleaning
Top-to-bottom HEPA vacuuming of every remaining hard surface, floor and wall inside containment, damp-wiping with disinfectant, and a last HEPA pass once airborne particulate had settled.

Growth and moisture travel inside drywall paper and insulation beyond what shows on the painted face. Removing past the visible line reaches clean, dry material and avoids leaving a colonized edge behind the new ceiling.

In a Condition 3 space, demolition disturbs spores that settle on anything left in the room. Moving contents out, and wiping or bagging them on the way, keeps the stored items from becoming the next problem.

An EPA-registered microbial-resistant coating is applied to remediated wood to resist future growth. It is applied only after the framing has been physically cleaned and dried; it is never used to cover visible mold.

Supply and return ducts in the affected zone carry spores to the rest of the house and back into the cleaned room. Sealing them during the work and cleaning and treating them afterwards keeps the system from re-seeding the basement.
